Epoxy floor coatings are NOT paint! Epoxy paint is a latex acrylic product. Many big manufacturers offer these products that have a VERY small amount of epoxy in the mix and market them as 1 part epoxy paint. High quality epoxy floor coatings will have 2 parts and a very high solids content. These 2 parts are the resin and the hardener. Before they are applied they are mixed together then spread on the floor. Unlike paint, which dries, epoxy floor coatings cure over time, cross linking the components. This provides a very durable surface that seals the concrete and makes the floor coating very resistant to, hot tire pick up, staining, scratching and chemicals.

This is caused for a couple reasons. A poor quality epoxy floor coating was used and improper surface preparation. As the tire cools, it contracts and pulls at the coating which can cause it to delaminate and stain. Stay away from the DIY kits and hire a professional with the proper tools to prepare the surface and apply a high quality industrial grade product.
